Did you know that national building codes focusing on the safety of a building's occupants (fire exiting, fire alarms, and hazard isolation) were not actually developed in the United States until the 1930s and 1940s?

Although we can't tell you what you must replace in order to sell your home, we can give you an idea of what items are in need of service. This would include roofs with short lifespans.

Some items are not included in the standard home inspection. These include checking for radon, asbestos, mold, mildew, rodents, lead, fungi and wood destroying organisms, like termites.

During a home inspection, make sure the inspector looks at both the roof and attic, as well as the basement. They'll look for any issues in terms of framing, ventilation, and possible water leakage.

When buying a home, make sure you get it inspected before the time limit stipulated in the contract expires. If you run past the deadline, you may void any chance of getting the seller to take care of the necessary repairs.
