Today's home buying tip concerns what is debt and how it impacts your ability to secure a mortgage! Debt-to-income ratio is an important calculation for borrowers--the more income you have compared to outgoing payments for things like your car payment, credit cards, personal loans or child support every month the better. But what is considered debt and what are not counted as part of your debt ratio. That’s right, some of your monthly financial obligations may get left out ...of the calculation. Let’s explore that concept: Financial obligations not counted: Federal, state, local taxes, if not delinquent Automatic deductions from savings, when not associated with an obligation. Federal Insurance Contributions Act (FICA) and other retirement, such as 401(k) accounts. Loans secured by depository accounts. Utilities. Child care. Commuting costs. Union dues. Insurance, other than property insurance. Open accounts with zero balances. Voluntary deductions, not associated with another type of obligation. Excluding the above, a lender is required to review all credit report inquiries to ensure that all debts, including new debt payments resulting from inquiries listed on the credit report, are used to calculate the debt ratios. One debt-related area in particular for some applicants? Student loans. Some worry that carrying large student loan debt will deter loan approval. One of the most important things you can do to address this issue is to make sure you are not delinquent on ANY student loans and that your record of payments is consistent for at least 12 months, just like any other type of debt!
