You may know us for our deep love for and incredible effort towards staging. Staging can provide a sense of hominsess and comfort in a new environment, beautifying and demonstrating how the space could be enjoyed if it were yours. If we stage a listing, we make it as lovely as can be- with special attention to the subtleties of each home. If you’re thinking of listing- let’s talk about your plan! It’s all about giving your space the attention it deserves to shine.

SOLD this past month for $775,000. 645 N 16th - Lovingly restored and marvelously maintained duplex in the Art Museum/Spring Garden area, just off of Fairmount Avenue. This duplex featured a first level unit with 1 BR/1.5BA and a second floor bi-level apartment with 2 BR/1 BA. This generous offering of monumental old world space could be felt as soon as one stepped from the tree-dotted street into the large vestibule/entry hall. Those tall ceilings and creative uses of space ran throughout- we wish our sellers a fond congratulations and many happy returns to the new owner!

BREEZEWAYS & BOULEVARDS: We love views overlooking the grid- from main roads to lightways between the rows. Overlooking 18th Street from the top of our listing at 1802 Delancey, we see the lovely rooflines of Rittenhouse, from federal to flemish inspired. Bespoke window treatments grace the breezeways, and though patios are snug between the houses, their grand scale leaves a feeling of openness that makes this park community particularly special. Register for our open house this week to see for yourself! https://us02web.zoom.us//tZUvce6sqD0vG9SO-0vrV_7CPqSXHaUGO

We love quality of craft, regardless of condition, and love to see it come back to life! A modest Federal brickfront, built just after the American Civil War, had it's plaster outfittings upgraded very early in its life. The result turned the ordinary into the extraordinary. As it undergoes restoration, take a look at some peerless peeps into the past!

Today's feature falls on The Barclay, Unit 6FG. A 3 bed unit, each sporting its own en-suite bath, with fine craft and monumental scale. Enjoy the charms of grand ceiling heights and large windows in this 1929 condo on the Rittenhouse Square. Stay comfortable year round with high-efficiency HVAC to supplement radiant heating. Amenities include a private state of the art fitness center, 24-hour doorman, and a 2019 Mercedes-Benz S-450 to chauffeur you anywhere in the city. Take a look through this lovely offer!

From our musings over the history of staging, we referenced the classic staged "sample house" in a planned unit development. That leads us to ask, what were the first planned unit developments? We may find the answer to that in Wells, Somerset, England. Vicars' Close was built to accommodate clergy folk serving the Wells Cathedral in 1348 by Bishop Ralph of Shrewsbury. Though substantially altered to accommodate families of priests post reformation, it is thought to be the ol...dest planned residential street in Europe that still retains all of its original structures! Though not initially offered to the public market, which makes any staging for sale purposes unlikely, we can certainly appreciate this cohesive, uniform, and beautiful old English design. We can only imagine what planned units may have come before it! (photos courtesy of our beloved Wikipedia & historic postcards) See more
