Update on land lots. Fire sale prices!!! Lots have perc approval and all have road frontage to parks road. Walk to water in 3 minutes !!! Mariners cove. . Lot 1 - 69,900 Lot 2 - 69,900 Lot 3 with small cabin in need of some TLC - 149... Lot 4 - 149,000 Lot 5 - 149,000 Or buy all 5 lots as 1 sale for 549,000 So due to the overwhelming responses and questions we are getting to Michele Shovlin (11 calls this evening but feel free to keep them coming) we wanted to get some questions answered. 1. The lots are all 2 plus acres with a gentle slope toward the lake. The back 4th of a few of the lots have a steep drop off the back but it's only on a small portion of the lots for lots 1 through 3. 2. All lots have primary and backup septic approved. 3. All 5 lots could be purchased together for $549,900. About $40,000 below individual prices. 4. Every lot has driveway to Parks road, a municipal road that is plowed and paved. 5. Electric runs along the road and to each driveway. 6. It takes approx 5 to 7 minutes to get to 7 Points Marina Ranger Station and the same to get to 522, downtown Huntingdon. 7. The trail to the waters edge is about 150 to 200 yards from the lots. As you walk out of your driveway you would walk down Parks road and down the kayak trail to the waters edge. 8. Hawns Cove is a popular boat tie off area very near Snyders Run Boat Launch even though the launch by car is not close to the lots. 9. Approx build cost per Will Shaw of Chimney Rocks Home Improvement and Building would be around 90 to 140 a sq foot finished for normal design and stick build. 10. The land does have some water view in the fall and winter and spring before leaves. Once the leaves come the land is so close to the water the trees are too high to see over and obstruct view because the land sits down close to the water. 11. 2 lots, lots 4 and 6 border the Army Corp of Engineers Land, meaning you can walk through the land onto Federal Property and right to waters edge.
