It’s time for some #WednesdayWisdom What is Fair Housing? Fair Housing means that all people have the right to choose where they live regardless of who they are or where they come from. This includes renters, home buyers and people obtaining a mortgage or homeowners insurance. Federal, state, and local fair housing laws guarantee that regardless of someone’s race, color, religion, national origin, sex, familial status or disability, buyers and tenants can choose the housing... that’s best for them. How can you ensure you’re in compliance with Fair Housing laws? As a buyer or tenant, you should not ask your Realtor to show homes or properties based on the characteristics of the neighborhoods in which the properties are located. As a seller or landlord, you should not ask your Realtor to show your home or property based on the characteristics of the interested buyers or tenants. When making an offer, especially in a market as competitive as this one, many buyers ask if they should write a love letter to appeal to the sellers to choose them over other potential buyers. It is best to avoid the use of personal correspondence designed to entice a seller to choose a certain buyer. These letters pose fair housing risks as they often reveal characteristics of the buyer which could then be used, knowingly or through unconscious bias, as an unlawful basis for a seller’s decision to accept or reject an offer.
