I really hate watching this.

For those of you saying well those building are in real bad shape. Can’t be saved. To justifying demoing historic masonry buildings (which we will never build again btw). Swipe for exhibit A,B,C,D. Happy to show more. Almost every single project I’ve done was too far gone and are now occupied homes for dozens of people in Strawberry Mansion. Keep these buildings out of the landfills. Save what what we got and stop building plywood crap boxes. Happy Sunday.

My favorite things: Building & Nature. I believe God placed me in Strawberry Mansion. There was a massive gravitational pull to this place. Literally EVERYONE. Every. one. Told me not to invest (let alone move to) this area. There was not a single soul that would get behind it. My parents thought I was crazy but my dad came to my first closing with me anyway. There was no convincing me otherwise. A few months later, he finds a newspaper called The Jewish Exponent with my la...te grandfather on the cover, on 33rd st. *cue chills*. There was no looking back. I then started to learn the deep familial history that ties me to this area. My grandfather was a photographer, a real estate mogul, an avid gardener, and loved to make people laugh. Morning walk around Strawberry Mansion today has me feeling frustrated, sad, and disappointed in this neighborhood and this city. Last night 1515 n 33rd was burnt and hallowed out. Luckily we have an amazing FD here that saved the structure. Yet another 2 properties gets that big orange sticker. Guess who owns it? TAKE A GUESS!! One of my goals used to be to get into public service. I have always been full of energy and ideas to create a better community for others. I could ...write about my experience and emotions for pages that have changed my mind on this. Maybe I’ll still get into politics some day. But not here, not right now. Anyway: If you take a stroll down 33rd st, almost every single vacant, unstable structure is owned by the city. Walls collapsing. Preservationists trying for years to acquire and save them with no response form the city. Our neighborhood is covered in trash. Buildings are falling down. Housing is limited. They are too busy worrying about how to fight developers then to do anything about this. For context: 1515 n 33rd as an example had been owned by The City of Phila, vacant and unmaintained for a lot of that time I assume, since 1968. Sorry John Coltrane. Started from the bottom now I’m here. On the living room floor of this vacant building, 2 weeks before settlement. Listening to stories these walls have, reflecting on the journey. All the unfortunate surprises. $7k to run private sewer, one of my main subcontractors getting deported mid project, and covid shut down just to name a few. This house taught me so much and completely put things into perspective for me. Hence why this is my last flip and my last new construction (at least for the foreseeable future). After 3+ years of being a landlord, this week I’m doing my FIRST EVER turnover! These photos are how the tenant left the property. We made this giant island with old wine barrels for the base and reclaimed joists for the top. We also did the range hood and some floating shelves with the reclaimed wood to tie it all together. Throwback to 2018.

Small space solution: this hideaway kitchen island folds out to be a table, and has 2 stools that get tucked underneath so when it’s not in use, it becomes compact and wheels away. I had to get creative with this furnished rental because of the limited space. As time goes on, I get more new ideas and continue to upgrade/ add amenities & decor. Traveling across country recently and staying in a dozen or more Airbnb’s have me lots of ideas on how to become a better host. Up next: That mural wall needs a mirror!

The journey is funny. Things, feelings, ideas, opinions, motivation is always changing. Things today look so much different then when I started a few years ago. I’ve learned that when I have a goal, it’s actually not the attainment that I am chasing, it’s the feeling I think I’d have with the accomplishing of it. This realization was a game changer in how I allocated my time and what I started to say no to. These days the focus is finding the path of least resistance to attaining goals. I avoid stress like the plague. Truth is, I don’t know what I’m doing or where I’m going, but I turn that over to God and enjoy the ride.

I don’t know about you but a laundry room is on the top of the must haves list for me! This is the one at our New Construction home hitting the market this weekend! It’s super simple but gets the job done. Might consider painting that back wall or staining/ painting the shelves to really put the finishing touch on for our buyers. When something goes wrong or I come across an unfortunate surprise (btw this will happen on every. single. project. sorry) I try to skip over the part of being frustrated and try not to find the one to blame and get right to the solution. It saves from a lot of unnecessary emotional turmoil.

I was so excited for this onsite consultation with a student from the first ever Construction Management Course w/ @betterthansuccess. We did a thorough walk through and discussed her contractors progress, contracts, the layout, design choices, permitting, analyzed the numbers, and more. She had all her ducks in a row and the project was progressing perfectly. It was about 60% Complete and she is right on budget. She’s got 2 more buildings in the pipeline to rehab after this... one! Small bathroom solution ideas: with this lil bathroom we did a custom 20 vanity and neo-angle shower that gives this bathroom a nice flow and still plenty of open space. Floor to ceiling tiles always helps in making a bathroom feel bigger, too!

Designing bathrooms, kitchens, and other tiled spaces is the highlight of the project. And probably the most time consuming and challenging (indecisiveness is a bi-otch). But pictured is where the reward takes place. When the vision comes to life. One of the most exciting moments of the entire project is seeing the tile complete (second to when it’s sold ) Also peep that good paint prep by @sharppainthands because nothing is more annoying that scraping paint off hinges
