How Appraisal Gaps Work You finally found a home you love, and the seller accepted your offer! But what happens when the home appraises at a lower value than your offer price? This is called an appraisal gap, and you have a few options when faced with this situation. Paying the difference in cash between the appraised value and your offer is one option. Or you can try to renegotiate a lower price with the seller.... The worst-case scenario is to walk away from the deal, which is the exact reason to have an appraisal contingency clause. If you want the home but don't have the additional funds and the seller refuses to budge on price, you can request a review or a second appraisal with a new appraiser. The downside to this option? If a 3 bedroom comes out today for 50-90,000, it will NOT be on the market in 3 days tops. Homes are flying off the shelves. Owners are not helping with seller assist because they have candidates/offers, that don't need the assistance. The market is no joke. To buy or purchase in this time, you must have no less than 14,000 & up for upfront costs , in your bank account and that's for a home that costs 115-160 range. There are Realtors out there, that charge you for thei...r time with them when you are a buyer. They have you sign off on an administrative or flat office fee. They should be telling you or you should be asking. Sellers assist is an advantage in Pennsylvania, but, not at this time in our market. Perhaps in the later months of the year, it will change.
