A customer asked me how much I would charge to paint his two story foyer. My reply: $1500 His reply: WOW, just to paint a couple walls? Why so much? My reply: Well, this estimate also includes for the non productive factors. He questioned: What is nonproductive factors?"... My reply: Just the usually things like taxes, insurance, rent, fuel etc, etc. I asked: How much do you think it should cost? He responded matter-of-factly: Around $800 at the most... It's just painting and a fairly simple job right? I calmly said: Okay sir, for $800 I invite you to do it yourself. He said: But.... I don't know how to. I replied: Okay, for $800 I'll teach you. So besides saving you $700, you'll get the knowledge for the next time. It seemed right to him and he agreed. I continued: To get started you will need tools, drops, ladders, scaffolds, brushes, poles etc... He said: But I don't have all this type of equipment and I can't afford to buy all of these things just to paint my foyer. I offered: Okay then, for an additional $200 I'll rent my equipment to you. Okay, he says. I replied: So on Tuesday I will be available to start teaching you. He said: But I can't on Tuesday I only have time today. I said: I'm sorry sir, but Tuesday is the only day this week that I will be available to teach and rent you my equipment. The rest of the week is already scheduled for other customers. He exclaimed frustated: Damn! That means I gotta rearrange my schedule and sacrifice my whole Tuesday?! I said: That is correct sir! I will also provide you with a list of all the materials you will need to go to the store and purchase for this job. Also, loading of the van for your job will take place Tuesday morning around 6am. After the project is complete, all equipment and tools need to be cleaned and reloaded back onto the van. He asked in disbelief: At 6am??? Nope! Way too early for me! So much work just to do a little bit of painting! You know what, I've been doing some serious thinking and I've decided that it would be best if you just went ahead and did the job for me. $1500 seems fair now and I'd rather it be done right by true professionals. The moral of the story for any buyer: When you hire a professional to do a job, you're not only paying for the labor and material being used. It also includes: Knowledge Experience Tools Services Punctuality Accountability Professionalism Accuracy Guarantee Sacrifices Safety and security No one can denigrate other people's work by judging prices. Only by knowing all the elements necessary to complete a certain project can you estimate the true cost.

A bad day of surveying is when your trying to flag the final property line thru the woods and you step in a hole and your assistant yells get out of there there are hornets all over the place... turn around and hundreds of them circling the hole I just stepped in... Walked away slowly to not startle them but 3 of them still managed to sting me... Could have been a lot worse.... Thanks Sandra Kathryn Botzer for the benadryl and so glad you did not need to use your epipen on me...lol

Hoping everyone is doing well thru the current Corona Virus challenge. Our office is closed and I am sheltering in place at home... Hmmmm I have a home office... OK I'm working yet but will not be having any appointments here. Please feel free to call. Still trying to get clarification if field work is allowed... I am fortunate to have a home office so staying put for me and working is not a problem. Fortunately many months ago we had set up some staff to have 'from home remote access' to the office computers. This helps to assist our valuable staff wit...h the ability to work from home as well as care for a sick child or tend to them on a day that schools were closed for one reason or another. We will not be conducting appointments at the office, only telephone calls and in the field meeting with the fresh air around us at this point. Please don't be mad if I don't shake your hand. Recently we have received notice that the latest version of the Flood Insurance Rate Maps has reached a 90-day review period. Changes are occurring as better and more accurate technology is being applied to the development of the Flood Insurance Rate Map (FIRM). There are areas which have not been included in the Flood Zones and are now being included. This may likely require people with Federally backed loans to obtain Flood Insurance. Other area are being removed from F...lood Zones and people have been required to have flood insurance for many years. Call out office and if we are not available to personally take your call, leave a message with your name, property address and that your interested in learning if the new changes will affect your property. Perhaps you have been paying insurance for may years and now wont need to. Perhaps you will be notified of your need to get flood insurance for your property. A field check by a licensed land surveyor and preparation of a Elevation Certificate can help with the rate of your Flood Insurance Policy, and in some cases prove your property or structure is not in a flood zone. Refunds of premiums paid could be requested. Determination helped locate an old iron pipe corner in concrete even if it was over a foot below the edge of the sidewalk... Sorry if you have a hole in your front yard but a Gopher named Crissy has been digging around this summer.... She does fill them in and replace the grass cutout very well....
