Congratulations and happy birthday to Kelsey! On her birthday, Kelsey closed on this beautiful Queen Village condo. It wasn't the easiest path to closing as late in the process the mortgage provider introduced a couple of new requirements, and we weren't sure if we were definitely closing until an hour before settlement. On top of all of that, an actual sinkhole opened up outside Kelsey's current apartment. Throughout all of this, Kelsey was an absolute trooper, and I'm thrilled that on her birthday she was able to get the keys to her new home. Congrats on going from sinkhole living to home ownership! However, we were able to negotiate a $15K price reduction! In this competitive market, a lot of buyers are finding themselves priced out or outbid, so I'm thrilled my client was able to land her dream home at her dream price!

UNDER CONTRACT! Congrats to my clients for going under contract on this amazing East Passyunk home. We had been looking for a bit, and like most buyers right now, we kept getting outbid. I felt we needed to get into a home before it hit the market in order to have a chance of getting our offer accepted. I reached out to my database, and by chance one of my lenders was thinking of putting his home on the market. We were the first ones in the city to view the home, and even though it was out of my client's price range, we were able to drop the price because the seller didn't need to use a listing agent.
