Congratulations and happy birthday to Kelsey! On her birthday, Kelsey closed on this beautiful Queen Village condo. It wasn't the easiest path to closing as late in the process the mortgage provider introduced a couple of new requirements, and we weren't sure if we were definitely closing until an hour before settlement. On top of all of that, an actual sinkhole opened up outside Kelsey's current apartment. Throughout all of this, Kelsey was an absolute trooper, and I'm thrilled that on her birthday she was able to get the keys to her new home. Congrats on going from sinkhole living to home ownership! Prior to finding this home, we had looked at a new construction and a rehab, but we were concerned that the quality of the work wasn't up to par. When we did find the perfect home, it looked like it would be outside of our price range since the average home in this area is selling for 98.5% of list price. However, we were able to negotiate a $15K price reduction! In this competitive market, a lot of buyers are finding themselves priced out or outbid, so I'm thrilled my client was able to land her dream home at her dream price!

Congrats to Tyler and Kara for settling on their first home today! I met them 3 years ago when I helped them rent their first apartment in Philly and I'm so happy for them as they make the move from renters to homeowners. It wasn't an easy process as they kept getting outbid on homes, but we're glad they did because it led to them viewing an off market property that ended up being their dream home. I felt we needed to get into a home before it hit the market in order to have a chance of getting our offer accepted. We were the first ones in the city to view the home, and even though it was out of my client's price range, we were able to drop the price because the seller didn't need to use a listing agent.
