Hi All! I always get a lot of questions from buyers about the pre-approval process for getting a mortgage loan, so I figured I’d give you some information on the process and why it’s important to get pre-approved before starting your search for a home. To start - EVERY realtor will tell you that the very first step in the home buying process is the mortgage pre-approval. This isn’t to be annoying. This is true. ... 2 Main Reasons: 1.) It gives you an idea of how much you can borrow and it also lets you see the interest rate and fees you can expect to pay. This, in turn, helps to narrow the selection of houses down. You don’t want to be looking for 300k houses, fall in love with one, to find out you are only pre-approved for 150k. 2.) It also lets sellers know you that have the borrowing power to back up an offer you make to buy their home. Soooooo.....to answer some of your questions... WHAT IS A MORTGAGE PRE-APPROVAL? It’s a detailed review of your finances by a loan officer at a bank or a lending institution. This includes a review of your income, debt, credit history, your down payment, etc. WHAT ALL DOES A PRE-APPROVAL ENTAIL? Once you provide all that information to the loan officer/lender, you will authorize them to review your credit report from one (or more) of the 3 national credit bureaus, which are Experian, TransUnion or Equifax. This allows for them to obtain credit scores based on those reports. DOES YOUR CREDIT SCORE GO DOWN WHEN YOU GET A MORTGAGE PRE-APPROVAL? When the lender requests those credit checks, a notation known as a ‘hard inquiry’ appears on your credit report. Because hard inquiries are associated with ‘new debt’, YES, they can cause your credit scores to dip. By dip, I mean, by a few points. This doesn’t mean your credit score will drop 100 points. HOW LONG ARE PRE-APPROVALS GOOD FOR? 90 days. So, if your pre-approval expires after the 90 days, you will have to go through the process again. Please note that additional credit checks won’t count as additional ‘hard inquiries’ bc it’s for the same type of inquiry. It’s all a process. The one thing that I can tell you is that keeping it organized and following the steps makes for a smooth process! Hope this information helps!
