Went and looked at a possible new commercial account, found 4 of the 5 RTU’s had been replaced within the last year, but had to have been ran during remodel. Filters packed, coils filthy & some filters just missing. Showed the owner the pictures.....got the account. If properly done, maintenance on RTU’s will prolong their lives, run more efficiently just as a residential unit does. On a commercial site, a filter change stop may be just a filter change stop for some. For us,... we’re spending extra time there. Yes, we’re changing the filters.....but we’re also looking everything over. We’re checking electrical connections. We’re checking blowers, blower belts. We’re checking condenser fan motors & blades. We are going to spend some extra time on your units, to hopefully prevent you from having an emergency situation when it’s 80.
