Important Update As you know, Governor Tom Wolf ordered any business not providing "life-sustaining" products or services to temporarily close. This has raised a few questions which we are happy to address to help alleviate some of your concerns. Are we still holding settlements?... YES. Our physical office location is closed but we are fully operational. Katie and I are set up to work remotely. Telephone calls to our office phones are directed automatically regardless of our work location and we are, as always, available on our mobile phones. Further, we are reducing social exposure between myself and our borrowers. We are limiting the parties at the settlement table to only the essential individuals. For refinance transactions, we can review documents with the borrowers ahead of closings via phone or Zoom in order to answer any questions and thereby limit the in-person interaction with myself or the notary. Are we still taking new orders for title insurance? YES. Our title plant is fully operational. Are recording offices even open? Although courthouses and county recorder offices remain closed for an undetermined period of time, we are able to record online in most counties throughout PA and New Jersey. For those counties where electronic recording is not available, we will be insuring the gap period. Our title policy and closing letter protections will remain in force as if the transaction were recorded on the date of the loan disbursement. Why are Title Companies not exempt? In response to the statewide mandate, our lobby in PA has filed a waiver to the Governor requesting that title insurance companies be exempt. As of right now, most title companies are conducting business, closing scheduled deals and taking precautions to keep everyone involved safe. Guaranteed Land Abstract is one of those title companies and we'll keep you updated should that waiver be granted, allowing us to operate from our office. Thank you for your patience.
