That is a busted sewer line I discovered in the basement on my walkthrough just 3 days before settlement The builder punchlist was completed. ... The final VA inspection and appraisal were completed... and it passed The property was clear to close. All of those trained professionals missed the cracked sewer line leaking in the basement An unrepresented buyer would've gone to settlement and it could've been days before they noticed the stinky situation Thankfully, I discovered the issue, got the emergency repairs ordered, and now the house will be fixed and move in ready at settlement.
