Yesterday was a very special day. Two closings for two really great friends. Earlier this year Christina and Ant contacted me to sell their current townhome and help them purchase their first and last home together. With the market the way it is, it is tough (not impossible) to do both and have it work out relatively seamlessly. After listing their current home we were able to receive 30+ showings and many offers (7+) over the first weekend. In this situation, it wasn't about... the final sales price but the flexibility of the buyer. We found a buyer willing to wait as long as it took for them to find the perfect home. Not only were we able to close without any extensions to the agreement, we ALSO sold their Chesterbrook townhome for the highest sales price EVER for a unit without a garage! Four hours later they were the very happy owners of their new forever home. Not only did everything work out, the seller of the home (who lived in the home for 65 years) was a huge Philly sports fan just like them. He was very happy his home where he spent his life is going to buyers that will love and care for the home as he once did (he is also glad they are not Patriots or Cowboys fans).
