Sooo you might've not known that you have to have a little more than just your down payment to purchase a home. You may have already heard that you'll need at least 3 - 3.5% as a down payment, but did you know that there's additional fees to purchase a home. You'll have title fees, lender fees and escrows. I suggest factoring in about 5 - 6% of the sales price on top of the down payment to have a rough idea of the true cost of buying a home. So to make everything simple let's... use $100,000 as a sales price. Your down payment will be 3% or $3000 and you'll roughly 5% or $5000 in closing costs. Now don't get discouraged because you can always request the seller pay up to 6% of your closing costs and there are grants to assist qualified home buyers with their down payment or closing costs. If I'm pre-approved for $200,000 and purchase a home for $150,000 do you I get the remaining $50,000? Unfortunately you do not get the difference if your purchase price is less than the pre-approval amount. A mortgage pre-approval is a scenario based document that essentially means you should be able to purchase a home up to the said amount. If you make a purchase less than the stated amount then that's it and the mortgage lender will not credit your account with any funds.
