3 ITEMS TO ADD NOW FOR NEW CONSTRUCTION Many features in model homes are likely added upgrades from anything to style and type of window to the hardware on cabinetry and even style of cabinets.. When deciding what upgrades to include initially, think about which ones are going to be most important right away vs which things you could upgrade later. Here are a few suggestions of what to add now.... ADD NOW: Square footage and any structural changes. If you want that extra long garage or more space in your foyer, put your money there vs updates you can do later. ADD NOW: Outlets, light fixtures and tech features - you can never have too many outlets (IMO)! Especially if you've ever lived in an old home and struggled with lack of outlets. Adding tech features like drawers with charging stations or having your house wired for cameras or other smart home tech, is going to be easier to do right away! ADD IT NOW: Cabinets and countertops - I recommend getting what you want in the kitchen right away. The kitchen is the heart of the home and is going to likely be a focal point and where you hangout. You’ve played with the online calculators. The savings seem substantial. Isn’t FSBO at least worth a shot? If you’re thinking about selling your home alone (cue hands on face and deafening scream!), you need some honest-to-goodness pros and cons to help you decide. So without further ado...... Pro: You won’t have to pay a 6% commission to the agents. I get it. I mean, who wouldn’t want a few thousand more dollars to spend on their new home? Con: FSBO sellers typically pay a 3% commission since most buyers work with a realtor. Keep in mind statistics show selling with an agent garners higher profitsoften enough to cover commission AND put more money in your pocket. Pro: No doubtsyou are your home’s biggest advocate, expert, and cheerleader. No one knows your home better than you. Con: While you may be an expert on your home, you may not have the sales and marketing experience to sell quickly for top dollar. A qualified agent will have a proven track record of selling homes in your zip code. Pro: You set the schedule and parameters for home viewings and negotiations. You have control over who, when, and how buyers see your home. Con: Selling a home takes a lot of timephone calls, text messages, screening buyers, and rescheduling missed showings (not to mention all the paperwork). This week, I've compiled a short Closing Day Q&A on what you can expect as a buyer, when you roll up to the closing table (no worries...you got this!). Q: Who will be there? A: Situations vary, but you can expect some combination of these folks: Buyer (that's you!), seller, real estate agents, closing agent/attorney and sometimes your mortgage lender.... Q: What will I do? A; Stretch those fingers and get ready to sign, sign, sign. At closing, the seller will sign ownership of the property over to you, and you’ll sign to receive possession. Q: What should I bring? A: Bring a photo ID and a cashier’s check to pay any closing costs or have a copy of your wire. Your agent will tell you any other documents specific to your situation. The closing process is relatively simple, but be prepared for A LOT of paperwork. (And always, always, always ask if you have a question along the way.) The good news is once you’ve signed the last page, it’s time to get a hold of those keys and celebrate! If you have any questions about buying a new home, let me know.
