When buying a house, it is important to remember that there is no such thing as a perfect home from the start. I like to remind my clients that aesthetics such as flooring, light fixtures, paint colors, etc. can always be changed. Breathing fresh life into my home. To me fresh flowers, yummy citrus candles and zen mediation music are pretty much essentials this time of year. Today I was supposed to take my little guy in for a dental procedure which was on the books for a while. One bite from him of a chocolate waffle this am ( no food allowed for this procedure) quickly changed those plans. Normally this would be the makings of a bad day. But instead I choose to believe that there was a reason th...at his procedure wasn’t supposed to happen today. I dropped him at school, headed to Whole Foods and Terrain and decided that this is the perfect time to pick up some new candles and flowers. As I stand in my kitchen smelling these nice scents and looking at my favorite colors of flowers, I realize that life is what you choose to make of it. #gowiththeflow #itcouldbeworse #grateful #makelifebeautiful

Wallpaper is having a huge moment right now for good reason. It’s a great way to elevate the design of a space. Wallpaper is fun but I find that people can get stressed over choosing the right paper. Here are some tips on choosing wallpaper for your home. 1. There really is no right or wrong. A dramatic bold paper can look amazing in a space but a classic simple paper can be a great look too. ... 2. The paper that you choose should feel cohesive with the rest of your home. I love a bold paper but it shouldn’t feel out of place within your home. I think one of the hardest parts of designing a home is knowing when something won’t work even if you love it. 3. If you’re nervous about using wallpaper, start in a powder room or a hallway. These are great areas where wallpaper can really elevate a space.

My broker stopped into a settlement of mine today to give me my award for my 2019 sales. Thank you to all my clients, friends and family who have used me to buy or sell a home! Here’s my formal dining room which was created when we split our formal living room into two spaces (an office and a dining room). This is where my children do their homework every day after school. I prefer that they use this space over the table in the kitchen so that I don’t have to worry about clearing their homework when we eat each night. In fact they generally move from this table to our eat in kitchen table when it’s dinner time. They keep their chrome books in her...e and the bar cart is full of crayons, markers, scissors and more. That being said, since I keep all my plates and table scape items in the big chest, in 20 mins this space would be ready for a dinner party. Remember it’s not how much space you have but how much your space functions.

When we bought our home, this space was two rooms, a den and an office. For our needs it made sense to make one large family room. This is the only living space on our main level and it works for us since our kids love to hang out in our lower level. During the kitchen renovation we added the bar area. All of our kids toys are hidden within the deep closets that are on both sides of the fireplace. If you want sources for anything in the room, let me know.

I remember first seeing a four chair set up like this at a high end home for sale in Villanova back in 2010. Then I saw it again at a home in Stone Harbor and I was 100% certain that I wanted this in my home one day. Luckily I was able to create this seating area in my family room and it’s one of my favorite spaces. Whenever anyone comes over to visit it’s where they want to gather. I had the opportunity to tour this fabulous home the other day. The thing about this home is that it is not really about the house. It's about the lifestyle that this home offers because it's located within the community of Leopard Lakes. Located off of Newtown Road in Berwyn, there is a chance that even if you grew up along the Main Line, you might not have ever even heard of Leopard Lakes. Children can swim off the floating dock or head out on a canoe after school. Fa...milies can have bonfires on the beach or walk along the walking paths. Ice skating in the winter and endless amounts of organized community activities for the entire family make this neighborhood and home something worth checking out. I'm always telling clients about this neighborhood because it might be the best-kept secret along the Main Line. The problem is that homes don't often come up for sale over there, which probably explains why many people aren't familiar with the neighborhood. I've only seen a handful of homes sell within the last few years. A teardown recently sold for close to 1 million, so these homes can command a high price point, but I also toured a fixer-upper that sold in the 800's in the past 12 months, so there is a range. I made this short little video before I toured the home. You can see the lake, tennis, etc., but you need to see in person to appreciate it fully.
