Happy Monday! Let’s have a great week! A co-borrower can be crucial to helping a buyer qualify for a mortgage. Are you looking to buy a house? Do you need a co...-borrower? Here’s some information: What is a Co-Borrower? Co-borrowers do not live in the subject property as their principal residence, but are willing to assist the borrower in qualifying for the loan. The co-borrower: Must either be a US citizens or own a primary residence in the US. May be a family or non-family member. Will take title to the property with the occupying borrower. What they can do? Provide qualifying income for a borrower who has no income for a purchase. Provide additional qualifying income for a borrower who has income for a purchase. Family member non-occupying co-borrowers can be used for 96.5% LTV purchase transaction on 1-unit properties (unless buying from a family member). What they can’t do! Provide good credit that can be substituted for an occupying borrower’s poor credit.
Hi everyone! Happy Wednesday! Yesterday, Governor Tom Wolf announced that real estate in Philadelphia is open! We are back in business! We wanted to include so...me of the new guidelines for in-person house showings. These rules were created so that everyone can be safe. We picked out the most important ones to share today. We want our clients to know what to expect when they are shopping the market. 1. Every person must wear a face mask 2. Property staging done ahead of time to avoid touching surfaces where possible + clean surfaces between showings 3. Maximum of real estate profession + two people in the house at any given time 4. Must provide sellers with current safety info and protocols + discuss risks of in-person activity 5. All in-person activity must be by appointment 6. Stagger scheduling of showings by at least 30 minutes 7. Time on property must be minimized to activities that can only be done on-site, other activities must be done remotely or outdoors. These are a few of the major ones to point out! BACK IN BUSINESS in PA! ! Let’s get you approved for your mortgage before you start your shopping!
