A crawl space situation with new joist replacement with 2 different, incorrect bearing connectivity problems. No anchored sill plate and/or no joist anchored to top of bare wall. It gets better as we have to figure out a way to do this without damaging a moisture barrier. Can we do this? You betcha.

SFD in Warminster; undisclosed location. It is not wise to fully trust some contractors, as they do not fully expose and repair past termite damage. This is when we pull out the demo tools and go to work. Look what we found. Multiple, shredded joists and sill plates.

One of our latest signature projects, 114 Cotton street. Building envelope construction pace is good; we will have an enclosed shell before the weather gets bad.

Undisclosed location; west philly; We have been asked to come in and to try and save this project that has been sitting for months. Here, we have the first floor of a commercial building built without shop drawings for the steel. The steel installed does not match the as-designed plans. Worse, the building footprint extends beyond and underneath rear, common alley utilities. The hired design team provided no due diligence to either relocate the utilties or adjust the footprint. Since the utilities may not pass through the building, we have a big mess.

Here we have an unusually wide and deep rear garage lintel in Juniata. This corner property features an outer wythe lintel that is 6 bricks high. As we can see, it has a significant crack and deflection. We cannot just look at this; there is a hidden steel lintel behind supporting the inner wythe. We will develop an appropriate repair scheme after all recon is complete.

Undisclosed location; west philadelphia. This unpermitted addition inserted underneath an existing, rear, 2nd floor, bump out has no foundation and is not anchored to the original masonry shell. All of it must be removed and redone.
