As we know, we always run into trouble verifying borrowers who are employed as 1099 or gig workers where they might not need licenses to operate, or they cannot be otherwise verified via the internet, google, etc.. These are your construction workers, contractors, handymen, painters, gardeners, etc. In the past we would have to turn away these potential borrowers or worse decline their loans for unverifiable employment. Effectively immediately, for these such borrowers that cannot be searched or verified independently by other accessible means, we will request the top portions of their Schedule C’s (much like we do for the 1040’s) for the last 2+ years that would evidence their business or profession. This should give us sufficient comfort that the borrower is in fact in the line of business they claim to be, and for at least a 2 year period of time, which will satisfy the requirements (along with the accountant letter of course). For example, the below plus an accountant letter would be an acceptable verification of employment:
