Last month, Mayor James F. Kenney signed a bill passed by Philadelphia City Council into law which provides protection to property owners from solicitation and related problems. Under the new law, real estate brokers, agents, or their representatives are generally prohibited from soliciting any real property for sale or rent if at any time the property owner does not wish to sell or rent the property or does not want to be solicited to sell or rent. #phillylaw #propertyowner

Our client purchased a new construction property in Kensington with a one year warranty. The video clip below exhibits one of the many issues he had to deal with after closing on his home. The 10-year tax abatement on residential new construction, which was previously scheduled to be significantly altered beginning in January 2021, was extended until January 2022 due to the economic hardships wrought by the pandemic. With this newly passed legislation, City Council delayed the effective date for these dramatic changes to the real estate tax abatement program for residential new construction for another year, until January 1, 2022, meaning all real estate tax abatement applications applied for by December 31, 2021, will still remain eligible under the original real estate tax abatement program as it relates to residential new construction. #realestate #realestatetax #property #newconstruction #philadephia #philadelphiarealestate #tax #mortgage #investment #construction #residential #residentialconstruction

While developing a plot of land in the Point Breeze section of Philadelphia, our developer client became embroiled in a dispute over property boundaries with the next door neighbors. As a result, the neighbors filed for an emergency preliminary injunction to prevent our client from continuing with his project. Following a contentious hearing, the Court of Common Pleas denied the neighbor’s request and our client can now move forward with his plans. #pointbreeze #philly #propertydispute #denied
