Foreclosure activity rose in October - most of the auction were with abandoned properties and empty lots. Those that were in foreclosure pre-pandemic. However, as noted in the article below, there's PA and NJ are seeing some of the highest rates in the country - see full article below "Lenders started the foreclosure process on 10,759 U.S. properties in October 2021, up 5 percent from last month and up 115 percent from a year ago.... States that had at least 100 foreclosure starts in October 2021 and saw the greatest monthly increase in foreclosure starts included: Pennsylvania (up 107 percent); North Carolina (up 104 percent); New Jersey (up 61 percent); Connecticut (up 56 percent); and Massachusetts (up 39 percent)." I learned this the hard way back in the mortgage crisis trying to help homeowners who just weren't functional in their own success. I'll never do that again! #2 - Lien holder is nonfunctional - W...hile I ran into this between 2008 and 2010, I haven't had this happen since then. We can't control the lien holders, however, their internal process can be problematic. Especially during COVID. Processors being laid off, working from home, etc. Working with Realestate Recovery Group LLC their lead negotiator Lia Chambers, is amazing. She navigates through the management structure to get issues escalated and resolved. #3 - Bad advise from the wrong team of experts - this is by far the #1 reason for short sale failures.
