Thinking about building a home? It seems like a fun thing to do and you get exactly what you want in the end. Here's the basic guide to starting that adventure! 1. Decide what you want. Do you want something that’s a world away from the city, horses, cows and goats welcome? Or are you looking for something in a neighborhood? Get a clear idea on what you want because it will play a big role in the details that come later. 2. Get your finances in line. Financing a land purcha...se isn’t quite as simple as a home. It’s easiest to have cash to buy land, but there are lenders out there if you need one. You can also look into a construction loan which wraps together the land and the house. 3. Find an agent. And preferable one that has experience with land purchases. (hi ) They are ENTIRELY different than a residential loan, and having an expert on your side is helpful! 4. Understand utilities and roads. Your agent will help explain this, but some lots will come with utilities available and already tapped in. With other lots, you’ll need to figure out water, sewer, electricity, and gas. Excavation costs also play a role in this! 5. Choose a property and submit an offer. Once you find a property you want, you’ll work with your agent to submit an offer. Congratulations to this super freaking awesome, hilarious couple on the closing of their new home! Buying a home was quite the journey for them. They started out thinking they were going to buy a starter home - key word: thinking. But after realizing that their want list was too big for anything in the starter home realm, we had a conversation about reevaluating their budget and goals. They ran numbers, upped their budget and dove into that forever home search. ...Whic...h meant we got into a bracket of home buyers that were NOT messing around in a multiple bid situation. And there were A LOT of them. We had another discussion after losing what they thought was the one. They prepared themselves mentally for the possibility of waiving inspections and out their trust in me to guide them on the offer price. There was a home they were fully prepared to waive inspections, but after reading the disclosure and doing a tour, they just didn’t feel like it was solid enough to do that. And that’s ok! Truly representing my clients means listening to their fears and going with it. We submitted an offer but didn’t win. However... Everything in real estate truly happens for a reason. It wasn’t long after, we found this gem. I knew we had to act quick, so we wrote up a highest and best offer within hours of seeing it. The agent told me he would probably get back to me the next day and I was so upset for them, but knew this is just the market. Well, he presented the offer and the sellers decided it was so good they couldn’t pass it up! I almost fell off my stool when he told me! Moral of the story: you don’t always KNOW what you want in a house, you have to be flexible. And you definitely have to learn to trust your Realtor. I would never guide someone to do something they weren’t comfortable with, but we know how to give you your best chance at getting that home under contract. You know that an appraisal tells you the value of a home, but what is actually in one? 1 Comparables - other houses that have been sold that are "comparable" to the property being appraised. 2 The location and other identifying information about the home being appraised. 3 Condition of the current home - they will include pictures of rooms and any repairs... 4 The quality of building materials. Please note that just because the granite is a color today's buyers don't like, doesn't mean that it's not still a higher end material. As I like to explain it "checks the box." Oh, and did you know that an appraiser gets a copy of the sales agreement? They know the price they are trying to justify, and they also know if seller's assist is involved. This is why, typically, I don't recommend going over asking just to accommodate for seller's assist. Although, that has all changed in this market and is a topic for another day!
