Hey, what’s up in the Philly Real estate market?? If you’re thinking of selling, it is not too late to get on the market this year and get sold this year, but you have to act now! The market is both a price war and a beauty contest which means you have to be priced right and priced right for the condition. In fact, homebuyers want move-in ready houses, or investors want opportunity’s that they can fix up ... Right now, there are a lot of consumers moving from all walks of life like small apartments to two bedrooms houses, from 2-bedroom two stories to three to four-story townhouses, and from townhouses to maybe single-family homes. Single Family homes are on fire right now in the suburbs. With interest rates at historically low rates, you can afford much more because your money goes further. Investing your money in a home is a great decision there is no time better than NOW. Last month 1650 homes sold in Philadelphia and a total of 3 months of inventory. But this doesn’t tell the whole story- it depends on price, location, and how much inventory is in a particular neighborhood. A Buyers’ market is over 8 months A Sellers’ market is 5 months or less A normal market is in the 6-month range! Under $250,000, there are ONLY 2.2 months of inventory and 819 houses sold last month $250,000 - $500,000 3.7 months and 593 sold $500,000 - $750,000 is 4.6 months and 138 houses sold $750,000 - 999,000 is 6 months which is an even market and 39 homes sold 1 Million to 2 Million there is 7 months of inventory and 29 sold and the In the 2 Million and up market there are 44 months of inventory and 2 homes sold There are still less overall sales from last year but A LOT MORE inventory right now than last year actually double the number of homes on the market today If you want an updated market analysis respond to this email and let me know and I will get it set up for you right away!
