Absolutely! Which ones? Whole House, Termite/pest are two crucial inspections. Radon, mold, lead, are at your choice. If your new home has its own well and septic you will want to opt for those two as well.

Per PA Real Estate Sales Contracts, it is much more difficult for the seller to keep the Earnest Money Deposit than to return it to you. FAQ #3 Do I need to pay anything at the time I make an offer on a home? Yes. You will make an Earnest Money Deposit with your offer. If your offer is accepted you will have five (5) days to make you deposit payment. ... FAQ #4 What is an Earnest Money Deposit? The Earnest Money Deposit is a deposit you will make within five (5) calendar days of your offer being accepted. It is the show of good faith that your offer is serious and you intend to see the home buying process through to settlement. Generally, you should offer 1% of the sales price as the Earnest Money Deposit. It is best to get a certified bank check to pay the Earnest Money Deposit.
BUYER FAQ #2 How much commission will I owe? In most cases.None! The Seller pays the commission. Berkshire Hathaway Homeservices Homesale Realty charges a Broker’s Fee to buyers of $295.00 which is paid at settlement. If you decide to purchase a home listed For Sale By Owner you may be charged 3% of the sales price in commission, if the seller will not pay it, (usually they will).... Most listing agents give me, as a buyer's agent 3%, so you are covered. The minimum fee is $1400. So, if the listing agent’s contribution does not equal that. We will have a conversation about the difference. However, in most cases if you are buying a home over $48,000, you will owe no commission and will only pay the $295 broker fee at settlement.

Pre-qualified is a very quick look at your income/debt/credit score before a mortgage amount is given. Nothing is verified.... Pre-approval is a deep dive into tax returns, employment, income, investments, debt and credit score where the lender verifies these things.
