If you were wondering how crazy HOT the market is and how SHORT on homes we are - Here's your anecdote. #ItsAWildOne At the end of April we put a home on the market with showings starting saturday, by monday we were under contract for over ask with 3 offers in hand. Unfortunately the sellers couldn't find a home during the allotted contract period and the buyer decided to terminate; no harm, no foul scenario from either side. ... Again we put the home back on the market with showings starting on a saturday and again by monday it went under contract with 3 offers in hand.... But get this.... The new contract netted the seller more money than the 1st contract. During the contract the buyer ended up losing funding, it's rare but it happens every once and a while. So for a third time we put the home back on the market with showings starting on saturday and for a 3rd time we had the home under contract by monday with 3 offers in hand....But again the new contract netted the seller more money than both of the prior contracts. From start to finish it took a little over 6 months but here is the wild part and the whole point to the story.... The sellers netted 7% more in 6 months from the 1st contract to the 3rd contract with the 1st contract already being over the asking price.
