How long will you keep this property? If you plan to sell in a short amount of time, the costs of refinancing might not benefit you as much. Do you want to take cash out? Values are high and rates are low, so if you need to make a big expense (e.g., pay off student loans, make major improvements to your house, etc.), now might be a good time to take cash out when you refinance. Do you escrow your taxes and insurance? What term length do you want? A 30 year mortgage will reduce your monthly payment the most, while shorter terms will give you the most savings in the long run. Questions to consider when purchasing a new home: What is your comfortable monthly payment? This includes principal, interest, taxes, and homeowners insurance. What is the maximum amount you want to spend on your down payment and closing costs? Yes, you need to make a down payment, but don't forget about closing costs! Closing costs can include: transfer tax and lender's title insurance. What areas are you looking to buy in? Different areas have different property tax rates, which can affect your monthly payment.
