According to a recent article I saw in REALTOR magazine, these are the top ten things you should NOT do/have when prospective buyers are coming to see the home you have for sale. 1) Being at home while buyers are looking at the house. It makes for an awkward situation. 2) Cats, dogs and other pets on the loose. Some people are afraid of animals and even the nicest pets can be territorial.... 3) Offensive smells. Cooking smells such as fish or onions, cigarette smoke and animal odors can all be a turn off to potential buyers. 4) DIY projects, such as bad paint jobs or office space being used for a bedroom. 5) Wild animals and pests. Buyers (and their agents) are never too fond of fleas, worms, bats, and other critters. 6) Dirt and clutter. Wash the dirty dishes, empty the garbage, flush the toilets and make the beds AND PUT AWAY THE LAUNDRY! 7) In the dark. Turn on the lights and open the blinds before a showing. New CFL bulbs sometimes take awhile to light up so buyers can't see the home in its best light. 8) Put your personal information away. Don't let bills, bank statements and other personal papers lay out. 9) Missing keys. Keys missing from the lockbox is probably more of a realtor issue than a seller issue but was listed in the article as a frustration. 10) Unusual artwork or photos. Not everyone appreciates nude artwork, so be careful of what you have on display.
