Reunion Investments has signed an LOI with the George Kaiser Family Foundation (GKFF), the sponsor of Tulsa Remote, for 20 out of 79 units at the property! We believe a number of these units will be occupied by students of the Holberton School (partially sponsored by GKFF), an innovative school for training software engineers which will be located in downtown Tulsa (see the press release for full details https://tinyurl.com/yboa52pj ). The Reunion Building is a ten-story historic building in the heart of Downtown Tulsa's Oil Capital Historic District. It was originally built in 1917 as the First National Bank of Tulsa. Rose Rock Development is converting the building into 90 multi-family units, with a restaurant/retail space on the first floor. Completion is scheduled for Summer 2020. J&R Investments is proud to be an affiliate partner on this project.

The Adams has been open since June 15th and is currently at 92% occupancy. With two more leases they will be above our stabilized occupancy target of 95%. 403 Cheyenne LLC has signed a lease with an established Tulsa restaurant operator, Robert Merrifield (propri...etor of the Polo Grill in Utica Square), for a fast-casual Latin-themed restaurant befitting the current decor of the Adams. The name will be Caló Latin Grill and Tequila Lounge and will feature a bakery, bodega, seated dining and tequila bar. The building’s main tenant is Geisinger/Holy Spirit Health Systems, which occupies slightly over forty percent of the building on a term lease. The general partner is JBS Real Estate Ventures. Jason Grace of Landmark Commercial Real Estate represented the buyer and seller. His firm is also a tenant in the building. The Oklahoma City Urban Renewal Authority has approved the redevelopment agreement to sell the corner of E.K. Gaylord and Oklahoma City Boulevard to Rose Rock Development Partners, who will be building an eight-story apartment and retail tower. J & R Investments/JL Management is proud to be an affiliate partner of Rose Rock. Boulevard Place is to be built next to an 1,100-space garage being built by the Central Oklahoma Transportation and Parking Authority. That garage will... serve residents at Boulevard Place, the convention center being built to the south, and a 17-story Omni Hotel rising to the west. The purchase price is set at $2,461,000, or approximately $43.54 per square foot, and will be paid just prior to the commencement of construction. Those proceeds will be collected by the Urban Renewal Authority and then transferred to the Oklahoma City Economic Development Trust. Construction is set to start on 240-unit Boulevard Place by September 2020 with completion in late 2022. The retail level is 75% preleased with plans for a Primrose School day care and preschool and a letter of intent signed for a 6,700-square-foot restaurant. It is leased to the Commonwealth of Pennsylvania on behalf of the Department of Corrections for 15 years with 2 5-year options. The building is situated on one acre of ground within the City of Harrisburg. Financing was provided by M&T Bank.

J&R Investments and JL Management are pleased to announce that they, in their affiliate partnership with Strategic Development Group, LLC, are developing a best of class self storage facility on Hausman Road and Route 309 in South Whitehall Township, PA. The facility will service the neighborhoods of South Whitehall Township, Upper Macungie Township, and Allentown. The three-story 96,000 SF facility will be constructed on over 3 acres and will feature more than 75,000 SF of climate-controlled space with 10,000 SF of unconditioned drive-up space. The building, designed by ARC Services Inc., was designed with the specific needs of this site and the surrounding uses in mind. Its features include a large, covered loading area, wide, well-lit interior corridors, wide drive-aisles and a state-of-the-art security system.
