Settlement Closer and Processor: Conduct closings in and out of the office, as needed, preparation of CDs/HUDS/ALTAs, post close files, follow up on escrows, etc. Processing duties include but are not limited to:... Answer phones and direct calls, Receive orders / enter information into Softpro, Order search from Vendor, Order Tax certification, Review Commitments to determine clearing issues, Send Commitments out to lenders (along with CPL, Tax Certification and wiring instructions), attorneys, agents, buyer and sellers, Request over-limit approval where necessary, Order S/W Certifications, payoffs, corporation lien certificates, domestic relations, patriot search, bankruptcy search, Communicate with sellers for requirements on title such as LLC docs; Operating Agreement; estate requirements, any items required to clear title, Prepare sellers documents, deeds, affidavits, 1099, letters of authorization etc. Prepare / send sellers package as required, Follow up on deed package, review prior to closing for complete execution and proper form, Review POA for proper form and language, Prepare CD/HUD and send to Lender and other parties to transaction, Prepare Buyers documents, Order BD and another Bankruptcy Search, Follow up of Receipt of BD.
